114 <br /> MEETING NOTES ADDENDUM <br /> to <br /> Neighborhood Information Meeting Report Form <br /> Issues Discussed at Meeting <br /> Summary of Introduction to Project <br /> Ryan Moffitt, counsel for the Applicant, called the meeting to order with an introduction <br /> and explanation of the purpose for the meeting: The Nest at 54 West, LLC had purchased <br /> the 21.5-acre property at 6811 Hwy 54 West and intended to develop it for a lodging and <br /> community retreat center. Mr. Moffitt further explained that in order to move forward with <br /> the proposed lodging and retreat center operation, County Ordinances required the <br /> Applicant to secure a Special Use Permit to permit Host-Occupied Short Term Rental and <br /> Retreat Center uses. He continued in providing information on the current zoning of the <br /> property and a general overview of the nature of the applied-for special uses being <br /> permitted in the existing zoning district, assuming the SUP was approved and issued. <br /> Additionally, Mr. Moffitt outlined the manner in which the evidentiary hearing would be <br /> conducted, providing that the Applicant would present evidence in support of it's SUP <br /> request, with the opportunity for individuals with proper standing given the opportunity to <br /> present evidence in opposition to the request. The evidentiary review standards were also <br /> outlined. <br /> Following Mr. Moffitt's presentation, Applicant representative Rebecca Sorensen <br /> pp <br /> presented on the particulars of the Project, with a display of the site plan, lodging and <br /> retreat concept. The presentation included the Applicant's history in selecting and <br /> purchasing the project property and the planning, vision and initial work on site to prepare <br /> for the project, Ms. Sorensen also provided information on the Renaissance Faire concept <br /> which the Applicant intends for the project to host, through a third-party non-profit, on an <br /> annual basis. <br /> Project engineer Bobby Tucker of Bodhi Land and Design followed Ms. Sorensen's <br /> presentation with an introduction of himself and his design and engineering philosophy <br /> and the manner in which that philosophy is applied to the project site plan. In particular, <br /> the design reflects a low-impact project that is dictated foremost by the existing natural <br /> characteristics of the land. Mr. Tucker provided a detailed overview of the features of the <br /> project as reflected in the site plan and the justification for the way in which the structural <br /> improvements and natural features are arranged as shown on the plan. <br /> Summary of Attendee Questions and Comments <br /> Following the Applicant presentation, the floor was opened for questions and comments <br /> from attendees, the following is a general offering of the feedback received: <br /> Interest in the business model for the lodging operation and community center; <br /> 1 <br /> 24293A-000001/457545 v1 <br />
