<br />October 3, 2023 <br />James Parker <br />Summit Design & Engineering Services <br />14 Small Street N <br />Pittsboro, NC 27312 <br />Mr. Parker <br />I have considered the likely impact of the proposed tennis, baseball and indoor recreation <br />facility fields to be constructed on 84.90 acres on Lawrence Road, Hillsborough, North <br />Carolina. <br />The scope of this assignment is to address the likely impact this may have on adjoining <br />properties. To this end I have reviewed the site plan and considered the potential impacts <br />on adjoining properties. I have not been asked to assign any value to any specific property. <br />This letter is a limited report of a real property appraisal consulting assignment. My client is <br />Morningstar Law Group. The intended use is to assist in the Special Use Permit application. <br />The effective date of this consultation is September 30, 2023. <br />We have formerly looked at a similar use of the property as part of a charter school. The <br />primary difference between this analysis and the prior analysis is the removal of the school <br />from the potential impact and development with the area where the school was to be located <br />designated for future use. <br />Proposed Use Description <br />The proposed recreational facility is designed around a twelve tennis/pickle ball courts, an <br />indoor basketball/volleyball/tennis center, eight baseball fields and restroom facilities for <br />the baseball fields.
