Findings of Fact <br /> PURPOSE: To hold a quasi-judicial evidentiary hearing, receive sworn testimony and evidence, <br /> and take action on a Special Use Permit 23-0009 (hereafter "SUP") application proposing the <br /> development of recreational facilities on +/- 53.37 acres of a +/- 84.9 acres unaddressed parcel <br /> (PIN 9883-19-4355) located off Lawrence Road and US 70A within the Eno Township of Orange <br /> County in accordance with the following Unified Development Ordinance provisions: <br /> • Section 2.7: Special Use Permits, <br /> • Section 5.2: Table of Permitted Uses; <br /> • Section 5.3.2:Application of Use Standards— Special Uses, <br /> • Section 5.7.2: Recreational Facilities. <br /> BACKGROUND: On July 19, 2023, a Special Use Permit application (Attachment 1) was <br /> received. The applicant proposes to utilize the property to operate Recreational Facilities (Use <br /> #38, Table of Permitted Uses) located within a +/- 53.37 acre portion of a +/- 84.90 acre parcel. <br /> As detailed within the application, Lot 1 of the development is proposed to feature outdoor <br /> recreation courts for tennis and pickleball and indoor courts for tennis, pickleball, basketball, or <br /> volleyball. Lot 2 of the development is proposed to feature outdoor baseball and softball fields, <br /> bathrooms, and concession facilities. The +/- 28.12-acre portion of the parcel designated as Lot <br /> A is not subject to the Special Use Permit request.
