To this end I have reviewed the site plan and considered the potential impacts <br /> on adjoining properties. I have not been asked to assign any value to any specific property. <br /> This letter is a limited report of a real property appraisal consulting assignment. My client is <br /> Morningstar Law Group. The intended use is to assist in the Special Use Permit application. <br /> The effective date of this consultation is September 30, 2023. <br /> We have formerly looked at a similar use of the property as part of a charter school. The <br /> primary difference between this analysis and the prior analysis is the removal of the school <br /> from the potential impact and development with the area where the school was to be located <br /> designated for future use. <br /> Proposed Use Description <br /> The proposed recreational facility is designed around a twelve tennis/pickle ball courts, an <br /> indoor basketball/volleyball/tennis center, eight baseball fields and restroom facilities for <br /> the baseball fields.
