43 <br /> 2.0 Inventory <br /> 2.1 Study Area <br /> The study area for this development includes the following intersections: <br /> ■ US 70 Alt. at Lawrence Road <br /> ■ US 70 Alt. at NC 86 <br /> ■ US 70 at Lawrence Road <br /> ■ US 70 Alt. at US 70 <br /> ■ Lawrence Road at Site Driveway <br /> ■ US 70 Alt. at Site Driveway <br /> Figure 2.1 shows the site location, and the overall conceptual development plan is <br /> shown on Figure 2.2. <br /> 2.2 Existing Conditions <br /> The proposed development is located in the southeastern quadrant of the intersection of <br /> US 70 Alt. and Lawrence Road in Orange County, North Carolina. The site is currently <br /> vacant and adjacent land uses are generally residential. Roadways in the study area <br /> include US 70, US 70 Alt., Lawrence Road, and NC 86. The existing roadway laneage is <br /> shown in Figure 2.3. <br /> US 70 is a 2-lane undivided roadway with a posted speed limit of 55 miles per hour <br /> (mph) in the vicinity of Lawrence Road. The NCDOT functional classification for US 70 is <br /> minor arterial, and Orange County classifies US 70 as a boulevard. The reported 2021 <br /> average annual daily traffic (AADT) volume on US 70 was 9,500 vehicles per day (vpd) <br /> east of Lawrence Road and 10,000 vpd west of Lawrence Road. <br /> US 70 Alt. is a 2-lane undivided road with a posted speed limit of 40 mph in the vicinity <br /> of the site. The NCDOT functional classification of US 70 Alt. is principal, and Orange <br /> County classifies US 70 Alt. as a boulevard. The reported 2021 AADT volume on US 70 <br /> Alt. in the vicinity of the site was 2,600 vpd. <br /> Lawrence Road is a 2-lane undivided roadway with a posted speed limit of 45 mph in the <br /> vicinity of the site. The NCDOT functional classification of Lawrence Road is major <br /> collector, and Orange County classifies Lawrence Road as a thoroughfare. The reported <br /> 2021 AADT volume on Lawrence Road was 4,100 vpd south of US 70 Alt. <br /> NC 86 is a 2-lane undivided roadway with a posted speed limit of 45 miles per hour <br /> (mph) in the vicinity of US 70 Alt. The NCDOT functional classification for NC 86 is minor <br /> arterial, and Orange County classifies NC 86 as a boulevard. The reported 2021 <br /> average annual daily traffic (AADT) volume on NC 86 was 8,600 vehicles per day (vpd) <br /> south of US 70 Alt. NC 86 becomes Elizabeth Brady Road north of US 70 Alt. <br />
