427 <br /> Attachment 5 <br /> September 13, 2023 <br /> ORANGE COUNTY <br /> Mr. Lyle Overcash, PE <br /> Kimley-Horn and Associates, Inc. <br /> 421 Fayetteville St. Suite 600 <br /> Raleigh,NC 27601 <br /> Subject: Proposed Lawrence Road Recreational Area Development <br /> Located on U.S. 70 A and SR 1709, Lawrence Road <br /> Review of Traffic Impact Analysis (TIA) <br /> Dear Mr. Overcash, <br /> Per your request District staff, in collaboration with Orange County staff, have completed <br /> review of the TIA and preliminary site plan for the above subject. Based on the <br /> information provided, we offer the following comments. <br /> General: <br /> The proposed site consists of a 61,400 SF indoor recreation facility and 45 acres of <br /> additional outdoor recreational area. The site is proposed to be accessed by one full- <br /> movement driveway on Lawrence Road and one full-movement driveway on U.S. 70 A. <br /> The development is proposed to be fully built out by the year 2025. Anticipated daily trip <br /> generation is expected to be 2278 vehicles. The site plan provided indicates future <br /> development on an area designated as Lot A. However, no information was provided for <br /> the proposed land use for this lot or associated trip generation or traffic impacts. <br /> Additional traffic assessment will be required at such time that this parcel is developed. <br /> Required Improvements by the Applicant: <br /> As a condition of the pending NCDOT Driveway Permit,the Applicant will be required to <br /> construct the following road improvements to mitigate traffic impacts attributable to site <br />
