The original comments are attached below. <br /> September 21", 2023 <br /> Application Materials: <br /> Currently Exhibit E and Exhibit F propose 3 specific conditions. Separately, Exhibit J presents 5 additional <br /> conditions. Please consolidate all conditions into one formal document or reference all 8 conditions in all <br /> exhibits E/F/J. <br /> Exhibit E and F now reference Exhibit J which details all proposed conditions. <br /> Site Plan <br /> 1. Internal pedestrian crossing between lot 1 and lot 2 does not show adequate crossing provisions,please <br /> provide crosswalk/connectivity detail. <br /> Pedestrian crossings and accessible ramps have been added along with labels on the site plan. A <br /> detail sheet has been added with NCDOT details for pedestrian access. <br /> 2. Please indicate proposed building setback for indoor recreation facility as currently drawn. This is not an <br /> ordinance requirement but highly advisable based on multiple conversations with adjacent landowners. <br /> We fully anticipate the question to come up in the hearing and strongly advise including that detail as a <br /> point of reference. <br /> A 20' rear setback is shown on the site plan which shows the minimum required. The 30' buffer is a <br /> commitment by the developer to increase distance from neighboring properties. <br /> 3. Point of clarification: the site plan does detail Sam to 1 Opm hours of operation. However, DAC response <br /> to comments further details that play will stop at 9pm. It may be worth clarifying that note in the site <br /> plan detail,but certainly applicant discretion.
