377 <br /> (c) Plans, and elevation for all proposed and existing structures and descriptions <br /> of the color and nature of all exterior materials. <br /> (d) A landscape plan showing, at the same scale as the site plan, existing and <br /> proposed trees, shrubs, ground cover and any other landscape materials. <br /> (e) A signed statement from the owners or operators that there shall be no <br /> activity allowed that will have adverse effects on adjacent property. The <br /> statement shall also include a complete list of all recreational activities that will <br /> take place on the site. <br /> (2) Standards of Evaluation <br /> (a) The property shall have direct frontage on, and obtain vehicular access from, <br /> a public road. <br /> (b) Lot size shall be adequate for the method of sewage disposal proposed, and <br /> for the proposed recreational uses. <br /> (c) The site plan should show the boundaries of the site, the distances to the <br /> nearest residential structures, proposed or existing access points, parking and <br /> service areas, location of outdoor recreational facilities, and location of existing <br /> or proposed buildings. <br /> (d) The landscape plan shall be at the same scale as the site plan and should <br /> show how the facilities will be screened from the adjacent properties, in addition <br /> to proposed or existing trees, shrubs and ground cover. <br /> (e) Elevations of all structures and buildings. The structure shall be of such a <br /> nature as to preserve the residential character of the area. <br /> (0 There are no adverse impacts on the adjacent roads or residential property <br /> Staff Comment: The applicant provided a description of use and site plan detailing the <br /> facilities' siting as part of the application packet (Attachment 1). The site plan adequately <br /> addresses access, parking, and facilities planned for the project. The application packet also <br /> includes proposed potential architectural elevations and makes commitments to building <br /> material types and general compliance with the development standards established by Article 6 <br /> of the LIDO. The application packet also includes a landscape and tree protection plan which <br /> staff determines to be compliant with Article 6 of the UDO. The required signed statement <br /> stating the project will have no adverse impact on the adjacent property is also included in the <br /> application packet. Further, the site plan identifies all elements required by the above listed <br /> LIDO sections. <br /> The applicant has provided a basic environmental assessment as part of this submittal. Staff has <br /> reviewed and determined no significant environmental impact is expected from this project based on <br /> existing conditions. A Finding of No Significant Impact is available in Attachment 5 of case materials <br /> presented to the Board. <br />
