335 <br /> Preliminary treatment was also analyzed using the SNAP Tool per the guidance in the <br /> Orange County UDO Article 6 in reference to the Falls Lake Nutrient Management Strategy. For <br /> conservative analysis, the total parcel area was assumed to be the disturbed area at this time <br /> since the extent of the site disturbance is not known. Note that in the SNAP Tool SCM <br /> Characteristics Section, the SCM dedicated to the athletic club facility is Catchment 2 and the <br /> baseball fields and public road as Catchment 3. <br /> To increase treatment capacity,floating wetlands were added to the wet ponds SCM type. <br /> Summit has proposed this method before for nearby projects including the Chrysler Dealership <br /> currently under construction off NC 86. As noted in the Project Summary section of the SNAP <br /> Tool,the proposed SCMs will achieve the treatment targets of the Falls Lake watershed with total <br /> Nitrogen and Phosphorus Loading Rates to be 1.83 Ib/ac/yr and 0.25 Ib/ac/yr respectively for the <br /> Post Project SCM Treated Areas. See Appendix A for the full SNAP Tool Analysis. <br /> As shown on the Site Plan, the areas currently reserved for SCMs are significantly larger <br /> than those required for treatment.Since these SCMs will also be the primary attenuators for each <br /> parcel, a larger footprint is assumed. Pre and post development runoff rates and routing have <br /> not been provided as part of this submission, as the analysis is more in depth than the purposes <br /> of this submittal. Likewise, a more thorough analysis of the treatment capacities may need to be <br /> completed once a more definite version of the site plan can be provided for each parcel. This <br /> analysis will be provided in more detail at the time of construction drawings. <br />
