AN ORDINANCE AMENDING THE <br />ORANGE COUNTY ZONING ATLAS <br /> <br />WHEREAS, Orange County has received and processed an application seeking to amend the <br />Orange County Zoning Atlas, as established in Section 1.2, of the Orange County Unified <br />Development Ordinance (UDO), and <br /> <br />WHEREAS, this petition seeks to rezone a 8.25 acre parcel of property (PIN 9854-18-4217), <br />and an adjoining 1.12 acre parcel of property (PIN 9854-18-9274) both from R-1 (Rural <br />Residential) to GC-4 (General Commercial), hereafter ‘the Property’; and <br /> <br />WHEREAS, the requirements of Section 2.8 of the UDO have been deemed complete; and <br /> <br />WHEREAS, the Board has found the proposed zoning atlas amendment to be reasonably <br />necessary to promote the public health, safety, and general welfare; and <br /> <br />WHEREAS, the Board has found the proposed zoning atlas amendment to be consistent with <br />the adopted 2030 Comprehensive Plan and reasonable and in the public interest. <br /> <br />WHEREAS, the property lies within the Upper Eno Protected Watershed delineated by the NC <br />Department of Environmental Quality Water Supply Watershed program and is thereby consistent <br />with that same zoning overlay district, as established in Section 4.2 of the UDO. <br /> <br />BE IT ORDAINED by the Board of Commissioners of Orange County that the Orange County <br />Zoning Atlas is hereby amended to rezone the aforementioned 8.25 acre and 1.12 acre parcels <br />to GC-4 (General Commercial), as detailed within the submitted application. <br /> <br />BE IT FURTHER ORDAINED THAT this ordinance be placed in the book of published <br />ordinances and that this ordinance is effective upon its adoption. <br /> <br />Upon motion of Commissioner ________________________, seconded by Commissioner <br />________________________, the foregoing ordinance was adopted this ________ day of <br />___________________, 2024. <br /> I, Laura Jensen, Clerk to the Board of Commissioners for Orange County, DO HEREBY <br />CERTIFY that the foregoing is a true copy of so much of the proceedings of said Board at a <br />meeting held on ________________________, 2024 as relates in any way to the adoption of <br />the foregoing and that said proceedings are recorded in the minutes of the said Board. <br />WITNESS my hand and the seal of said County, this ______ day of ______________, 2024. <br /> <br />SEAL <br /> __________________________________ <br /> Clerk to the Board of Commissioners <br /> <br />Attachment 6 87
