Zoning Atlas Amendment –Conventional Rezoning District Application <br /> <br />Other Submittal Requirements - Based on Section 2.8.3 of the Unified Development Ordinance <br />(UDO): <br />iii. How the proposed amendment is consistent with or carries out the intent and purpose <br />of the adopted Orange County Comprehensive Plan, or part thereof. <br /> <br />Question: <br />List the future land use designation of the subject property consistent with the Orange County <br />Comprehensive Plan and Future Land Use Map (FLUM, see chapter 5: Land Use Element), and <br />is it consistent the zoning district requested per Appendix F? <br /> <br />Response: <br />Both parcels (PINs: 9854-18-4217 and 9854-18-9274) on the Orange County FLUM are within <br />the Commercial-Industrial Transition Activity Node. <br /> <br />The Commercial-Industrial Transition Activity Node is defined as, “land near major <br />transportation routes that could be provided with public water and wastewater services and is <br />appropriate for retail and other commercial uses; manufacturing and other industrial uses; office <br />and limited (not to exceed 25% of any Node) higher density residential uses.” <br /> <br />Per Appendix F, the General Commercial (GC-4) zoning district is consistent and may be <br />applied within a Commercial-Industrial Transition Activity Node. <br /> <br /> <br />Determining Comprehensive Plan Consistency <br /> <br />1- Applicable Adopted Plans <br />- The requested zoning district indicated for the Land Use Classification is shown on <br />the chart in Appendix F of the 2030 Comprehensive Plan. <br /> <br />2- Potable Water and Wastewater <br />- The project does not require public utilities, but is located within Orange County’s <br />Primary Service Area as identified on the Water and Sewer Management, Planning <br />and Boundary Agreement Map. <br /> <br />3- 2030 Comprehensive Plan – Chapter 2, Planning Principles <br />- Question: How does the proposed rezoning amendments carry out the Planning <br />Principles of the Comprehensive Plan? <br />o Response: Included in the attached Comprehensive Plan Consistency <br />Checklist. <br /> <br />4- 2030 Comprehensive Plan – Goals and Objectives <br />- Question: How does the proposed rezoning amendments carry out the Goals and <br />Objectives of the Comprehensive Plan? <br />o Response: Included in the attached Comprehensive Plan Consistency <br />Checklist. <br /> <br /> <br />37
