Trip Generation and Traffic Impacts: <br /> a. Based on the information provided, the site consists of 15 single family <br /> residential lots served by a single subdivision street access to Lawrence road. At <br /> full buildout, the site is expected to generate approximately 150 new daily trips. <br /> The proposed access and adjacent road network is expected to operate <br /> acceptably with no road improvements warranted per NCDOT guidelines. <br /> 2. Permitting: <br /> a. Prior to performing work in the NCDOT R/W, the applicant will need to obtain the <br /> following: <br /> i. Approved NCDOT Driveway Permit for proposed subdivision street <br /> connection to Lawrence Road <br /> ii. There are discrepancies in the submitted materials as to whether the internal <br /> street is to be private or public and subject to NCDOT subdivision road <br /> construction requirements. The applicant needs to clarify this. <br /> 4. Plans: <br /> a. Label the existing stream buffer as 65 feet. <br /> 2. Landscape buffers shall be identified on the concept plan per Section 6.8.6. <br /> 5. The application for this project proposed a public road, however, the concept plan <br /> identifies a private 50 foot right of way.
