The building, located at 3501-A Forrest Avenue in Efland, <br />contains a total of 22,966 square feet of space, of which approximately 1,120 square feet is <br />appropriate for office use. The building is centrally located and easily accessible via I-85/40, <br />which is approximately .3 miles away, and Highway 70, approximately 1 block away. <br />Highlights of the lease terms proposed are as follows: <br />• $2.25 per square foot ($51,674), plus reimbursement far taxes and insurance, <br />approximately $5,000 per year; <br />• 3% annual escalation on rent cost <br />Term: 5 years <br />22,966 square feet is contained within the building that would be used for office and <br />storage purposes and is the basis of the rent assessment. A metal building, <br />approximately 1,260 square feet is also on the site. <br />County responsibilities include: <br />o Utilities <br />o Janitorial services <br />o Grounds care (minimal) <br />o Interior systems maintenance (heating/a/c) <br />o Maintenance of loading dock (new) <br />Landlord responsibilities would include: <br />
