Road name signs to Orange County standards shall be erected at all <br /> intersections. <br /> 20. A 10-foot non-access easement shall be provided along the rear of the lots'adjoining <br /> Carolina Avenue and Second Street This easement shall be labeled so as to prohibit <br /> driveway or vehicular access onto Carolina Avenue and Second Street. <br /> 21. Street lights approved by the Town of Hillsborough shall be installed throughout the <br /> development as each phase develops. <br /> 22. The lift station at the southeast secti on of the project (lift station #1) shall be of <br /> sufficient size, as determined by the Town of Hillsborough, to accommodate any <br /> future connections by property owners along St. Mary's Road. <br /> 23. Prior to paving streets, utility service laterals shall be stubbed out to.the front property <br /> lines of each lot. Sanitary sewer laterals shall be capped off above ground. <br /> 24. All water and sewer lines shall be installed according to plans approved by the N.C. <br /> Department of Natural Resources and Community Development Division of <br /> Environmental Management, <br /> 25. All water and sewer easements shall be shown on the site plan including easements to <br /> adjoining property. All required easement documents shall.be recorded before final <br /> plat approval. <br /> 26. The number and location of fire hydrants shall be approved by the Town of <br /> Hillsborough prior to the effective date of the special use permit. <br /> 27. The following recommendations apply to the recreation area and facilities: <br /> a. Provide a minimum of 15 acres recreational purposes (active and passive). The <br /> passive recreation area would include the open space area along Nancy Hill <br /> Creek <br /> b. A minimum of seven (7) acres are to be developed for active recreational <br /> purposes to include the following: <br /> Tot lot/playground area with play apparatus for children, ages <br /> pre-school to 14 (i.e.. swings, slides, climber, whirl) and benches for <br /> adult supervision. Some shaded areas are to be provided within the tot <br /> lot area. <br /> One full-length basketball court. <br /> Picnic area which includes a small shelter with 3-4 tables, 5-7 <br /> individual picnic tables scattered throughout the woods with 1 trash <br /> receptacle and l grill per 2 tables. <br />
