~ ~ ~1 <br />Proposed Changes <br />The land use and zoning designation of Orange County Rural Buffer is more in keeping <br />with the existing and future land use pattern for the area. As such, the following <br />changes are proposed: <br />1. Joint Planning Agreement -Change the designation of the Chapel Hill Sorthern <br />Transition Area to Orange County Rural Buffer, <br />2, Joint Planning Area Land Use Plan -Change the designation of the Chapel Hill <br />Southern Transition Area to Orange County Rural Buffer, <br />3. Orange County Zoning Atlas -Rezone the area from Chapel Hill R-LD- 1 zoning <br />to Orange County Rural Buffer zoning. <br />Process <br />The three proposals listed above will be presented at a Joint Planning Public Hearing on <br />Monday, March 29, 2004. The hearing will be held at the Southern Human Services <br />Center, 2501 Homestead Road in Chapel Hill beginning at 7:30 P,M. A quorum of <br />elected officials from the governing boards of Orange County, Chapel Hill, and Carrboro <br />will be in attendance, Items 1 and 2 require a majority affirmative vote by all three <br />boards, Rezoning the area to Rural Buffer requires a majority vote by the Orange <br />County Board of Commissioners. No vote on the proposals will be taken at the hearing, <br />but rather at meetings of the three boards in the months following the hearing. Orange <br />County will be the last governing board to vote on the proposals with June 23, 2004 <br />tentatively scheduled as the date for this action. <br />In addition to this notice, property owners within 500 feet of the affected area are being <br />notified by first class mail.
