The Zoning Officer shall inspect on an annual basis all off - premises signs and billboards <br />which fall under this Section to ascertain the physical condition of the sign, specifically <br />the structure, surfaces, lighting, and general appearance <br />8 10 Computation of Sign Area <br />a) The surface area of a sign shall be computed by including the entire area within a <br />single, continuous, rectilinear perimeter of not more than eight (8) straight lines, <br />or a circle or an ellipse, enclosing the extreme limits of the writing, <br />representation, emblem or other display, together with any material or color <br />forming an integral part of the background of the display or used to differentiate <br />the sign from the backdrop or structure against which it is placed, but not <br />including any supporting framework or bracing that is clearly incidental to the <br />display itself. <br />b) If the sign consists of more than one section or module, all of the area, including <br />that between sections or modules, shall be included in the computation of the sign <br />area <br />c) With respect to three dimensional or multi -sided siM the surface area shall be <br />computed by including the total of all sides designed either to attract attention or <br />communicate information <br />d) Any sign integral to a wall or structure is exempt from the square footage <br />requirements if displayed on the effective date of this amendment <br />8.11 Total Sign Surface Area for Wall Mounted Signs <br />a) Unless otherwise provided in this Section, the total siM surface area devoted to <br />all signs on any lot shall not exceed the limitations set forth in this Section, and all <br />signs except temporary signs shall be included in this calculation. <br />b) Unless otherwise provided in this Ordinance, the maximum sign surface area <br />permitted on any lot in an AR, R -10, R -15, R -20, R -40, W, and ME? District is <br />eight (8) square feet. <br />e) Subject to the other provisions of this Section, the maximum sign surface area <br />permitted on any IgL excluding freestanding signs, in a HIC, GC, OI, NB or GI <br />District shall be determined as follows <br />1) For every street the building faces, there may not be more than 5 square <br />feet of sign surface area per linear foot of building frontage <br />2) Regardless of the building frontage requirements, a minimum of thirty-two <br />(32) square feet of sign surface shall be available to every building <br />3) The sign surface area of any sign located on a wall of a structure may not <br />exceed twenty -five (25) percent of the total surface area of the wall on <br />which the sign is located. <br />d) In the CC districts, the maximum sign surface area shall be 3% of the building <br />facade area or 32 square feet, which is lower. This limit shall apply to all wall <br />mounted signs, including exterior, interior, awning, and hanging types "Facade" <br />shall include all planes facing the same direction regardless of structural offsets <br />"Building" shall be determined by property boundaries unless information is <br />provided about interior fire walls dividing a structure into multiple components,. <br />
