Of these units, sixty-four (64) <br /> 9 will be affordable Habitat homes sold to first-time homebuyers earning between 30% and 80% of <br /> 10 AMI. The remaining twelve (12) units (15%) in East Village will be market-rate homes. The project <br /> 11 has a mixed-income design and inclusion of two-story duplexes prioritizes smart density and <br /> 12 meaningful community interaction to create social and economic benefits for East Village <br /> 13 residents and the broader community. <br /> 14 <br /> 15 Hill Street (Pee Wee Homes): $166,500 <br /> 16 Community Partner(s): N/A <br /> 17 <br /> 18 The proposal requests funds for the development of three (3)residences targeting Orange County <br /> 19 community members who have experienced chronic homelessness or are currently homeless <br /> 20 and have incomes below 30% AMI. The land these homes will be built on is located within the <br /> 21 Northside neighborhood and is right across the street from Baldwin Park and two blocks from <br /> 22 downtown Carrboro. By building in this neighborhood, the project leverages an existing <br /> 23 community asset to allow for tenants to live independently within the context of community. <br /> 24 <br /> 25 Trinity Court (Community Housing Partners): $950,000 <br /> 26 Community Partner(s): Town of Chapel Hill <br /> 27 <br /> 28 The proposal requests funds for the redevelopment of fifty-four(54)affordable rental units serving <br /> 29 households earning from below 30% up to 80% AMI. Trinity Court will be comprised of twenty <br /> 30 (20) two-bedroom, twenty (20) three-bedroom, and fourteen (14) one-bedroom units. The range <br /> 31 of unit sizes and types will provide opportunities to serve target populations, including individuals, <br /> 32 families with children, persons with disabilities, individuals or families transitioning out of <br /> 33 homelessness, holders of housing vouchers, and others. Trinity will be developed under the <br /> 34 Housing and Urban Development(HUD) Rental Assistance Demonstration Program (RAD),which <br /> 35 will provide the property with a forty (40) unit project based rental assistance contract allowing for <br /> 36 forty (40) of the fifty-four (54) households to pay no more than 30% of their income towards <br /> 37 housing costs. The remaining fourteen (14) units will be subject to Low-Income Housing Tax <br /> 38 Credit requirements and income and rent restrictions. <br /> 39 <br /> 40 Homestead Gardens (Community Home Trust): $900,000 <br /> 41 Community Partner(s): Self-Help, CASA, Habitat for Humanity of Orange County, and Town of <br /> 42 Chapel Hill <br /> 43 <br /> 44 The proposal requests funds for the development of twenty-one (21) townhomes, earmarked for <br /> 45 individuals and families earning 65% to 80% AMI The target population for the project is families <br /> 46 and individuals whose income falls within 80% or below the Area Median Income (AMI) threshold <br /> 47 and who either reside in or are employed in Orange County. The Homestead Gardens initiative, <br /> 48 situated at 2200 Homestead Road in Chapel Hill, represents a pioneering strategy for advancing <br /> 49 affordable housing through a distinctive collaborative framework. Notably, among these units, up <br /> 50 to three (3) will feature an integrated Accessory Dwelling Unit (ADU), facilitating housing options <br /> 51 for those earning below 65% of AMI. <br />
