<br />SOL.NO 2016-027 Confidential and Proprietary 7 <br />  <br />WebTMA Enterprise Base Module <br />The following paragraphs describe the features and functionality of WebTMA Enterprise’s base  <br />module.  <br />  <br />Work Order Management <br />TMA gives organizations the power to control the work flow and total cost of operations. Users can  <br />easily create work orders because all coded data is available from convenient pop up and drop  <br />down lists. Work orders can be charged to and tracked by account. From a single window, a user  <br />can post costs and comments to a batch of work orders. Costs are automatically rolled up to the  <br />appropriate facility, building, area, department, and account records from the work order.  <br />  <br />Planned Maintenance <br />TMA makes it easy to stay on top of planned maintenance for any piece of equipment, asset, or  <br />vehicle. Periodic inspections of equipment or areas are easy to schedule and track. One of the  <br />superior features of planned maintenance within TMA is its detailed maintenance library. More  <br />than 400 detailed maintenance tasks and planned maintenance procedures have been  <br />programmed into the software. You can add to and customize the task library to match your  <br />organization’s specific needs.  <br />  <br />Equipment Management <br />TMA provides comprehensive and detailed information on all equipment, including, but not limited  <br />to, air handlers, chillers, boilers, and air conditioners. Before technicians visit a job site, they can  <br />review the equipment record to obtain valuable information relevant to the work to be performed.  <br />Some of the information tracked by TMA includes warranties, service contracts, parent/child  <br />relationships, parts vendors, and PM data.  <br />  <br />Building and Space Management <br />A work history of your buildings and spaces is automatically maintained in WebTMA. Analyze  <br />maintenance trends and total operating costs by facility, building, and space. Conveniently track  <br />space and asset inventories including where the assets are assigned. In addition, you can easily  <br />store graphics with each record. These include items such as schematics, parts explosion diagrams,  <br />and other valuable data.  <br />  <br />Asset Management <br />With WebTMA, you can track the costs, location, and specifications of valuable assets as well as  <br />classify assets by type for analysis and reporting. Reports can show life‐to‐date expenses and  <br />depreciation on assets and equipment. You can reference your assets by location as well as transfer  <br />them from one area to another.  <br />  <br />Reports, Charts, and Graphs <br />WebTMA provides a comprehensive set of reports to operate and manage your organization with  <br />knowledge, insight, and confidence. With the WebTMA Report Manager and Report Writer, you  <br />DocuSign Envelope ID: D1041CA6-DBD4-42BE-8B32-7C592BF2BA15DocuSign Envelope ID: 3E613CA5-0A37-4CD3-890F-47CC5E2F38B1
