24 <br /> (B) Transfer <br /> The right to sell, give, mortgage, lease, or otherwise convey the Property subject to the <br /> terms of this Conservation Easement. Grantor shall be required to disclose this <br /> Conservation Easement in full in connection with any rental or lease of all or any portion <br /> of the Property. <br /> 4. GRANTEE'S RIGHTS <br /> To accomplish the purpose of this Conservation Easement, the following rights are granted to <br /> Grantee by this Conservation Easement: <br /> (A) Right to Protect <br /> The right to preserve and protect the Conservation Values of the Property and enforce the <br /> terms of this Conservation Easement. <br /> (B) Right of Entry <br /> Grantee, its employees,representatives,and agents and its successors and assigns,have the <br /> right, after prior written notice to Grantor, to enter the Property at reasonable times for the <br /> purpose of inspecting the Property to determine whether Grantor, its representatives, <br /> assigns, heirs and successors are complying with the covenants and purposes of this <br /> Conservation Easement and to inspect for violations. <br /> 5. RESPONSIBILITIES OF GRANTOR AND GRANTEE NOT AFFECTED <br /> Other than as specified herein, this Conservation Easement is not intended to impose any legal or <br /> other responsibilities on Grantor, or in any way to affect any existing obligation of Grantor as <br /> owner of the Property. Among other things, this shall apply to: <br /> (A) Taxes and Assessments <br /> Grantor shall be solely responsible for payment of all taxes and assessments levied against <br /> the Property. <br /> (B) Upkeep and Maintenance <br /> Grantor shall be solely responsible for the upkeep, operation, and maintenance of the <br /> Property, to the extent it may be required by law. Grantee shall have no obligation for the <br /> upkeep, operation, or maintenance of the Property. <br /> 6. ACCESS <br /> No right of access by the general public to any portion of the Property is conveyed by this <br /> Conservation Easement.
