110 <br /> lib <br /> ➢ Encourage a planned location of a transit station and park and ride lot at the newly realigned US 70 Business and <br /> Orange Grove Road. <br /> ➢ Work with Duke Power to develop a policy that will facilitate the burying of utility lines as substantial <br /> development and redevelopment takes place in the corridor. <br /> Land Use and Economic Development <br /> ➢ Update future land use maps and amend development regulations to encourage land uses that will break up <br /> existing commercial strip development patterns. <br /> ➢ Plan for expected future development in the Waterstone area and the redevelopment of northern part of Churton <br /> South district into a transit-oriented community. <br /> ➢ Ask the Economic Development Commission to assist in business recruitment and to highlight available <br /> properties along the Corridor. <br /> ➢ Undertake a market study for the corridor to identify opportunities for economic development within the <br /> corridor and help the town focus recruitment efforts and infrastructure investments. <br /> US 701 Cornelius Street Corridor Strategic Plan 12007 <br /> The US 70/Cornelius Street Corridor Plan provides a vision for future development and redevelopment of the US 70 <br /> Corridor to address land use,transportation, crime and code enforcement,and site plan and design issues.Phase 1 of the <br /> Plan recommends 8-foot-wide, asphalt shared-use paths along the far edge of the right of way on both sides of the road <br /> from the western town limits to the NC 86/NC 57 intersection.Relevant recommendations include: <br /> Connectivity <br /> ➢ Four-lane divided highway with a central planted median and shared-use paths on either side. <br /> ➢ Paved shared-use paths are at least 8-feet wide and are separated from the roadway by planted medians. <br /> ➢ High-visibility crosswalks are recommended at key intersections. <br /> ➢ Traffic-calming strategies are recommended for internal streets in new developments. <br /> ➢ Bicycle racks and pedestrian amenities are recommended at commercial and multi-family developments. <br /> Transportation <br /> ➢ Widen US 70/Cornelius Street to a four-lane divided highway with a planted median and with a bikeway or <br /> greenway path along both sides for bike and pedestrian use. <br /> ➢ Encourage pedestrian connectivity along US 70 and among development sites as well as requiring pedestrian <br /> connectivity internal to development sites. <br /> 108 US 70 Multimodal Corridor Study Existing Conditions Report <br />
