101 <br /> lib <br /> ➢ Where US 70 and 1-85 intersect constitutes the Eno Economic Development District that allows for a wide range <br /> of non-residential uses with limited higher density residential uses. <br /> o�. <br /> 2008 Orange County Future Land Use Map (amended 2012) <br /> The future land use plan balances environmental constraints and community needs by accommodating a particular <br /> combination of compatible land uses and relating them to current zoning classifications.There are three basic land use <br /> categories(Developed,Transition,and Rural)and several overlays (watershed protection). <br /> Properties along the corridor and within the Orange County jurisdiction predominately fall into one of the five following <br /> zoning classifications: <br /> ➢ Agricultural Residential(AR)-Agricultural activities and associated residential and commercial uses <br /> predominate. '01 hmoaaot_ <br /> ➢ Rural Residential(R1)-Identifies rural areas to be developed as low intensity and low density residential. <br /> ➢ Public Interest District(PID)-These lands are considered valuable for recreational and research purposes and are <br /> afforded special treatment. <br /> ➢ Economic Development(EDB,EDE,EDH)-Identifies areas along major transportation corridors that may be in <br /> proximity to 10-Year or 20-Year Transition areas of the County which have been specifically targeted for <br /> economic development activity consisting of light industrial,distribution,flex space,office,and service/retail <br /> uses. <br /> ➢ Commercial Industrial Transition Activity Node for Office/Research and Manufacturing(O/RM)-Identifies <br /> areas changing from rural to urban in form and density.A full range of commercial and industrial activities <br /> would be appropriate and allowed. <br /> The amended Future Land Use Map determines the following recommendations for the US 70 corridor: <br /> ➢ The majority of the parcels located along the corridor from the ETJ boundary eastbound to Harding Street fall <br /> within the 10 Year Transition land use distinction.Where Efland Cedar Grove and US 70 intersect is considered <br /> the Commercial-Industrial Transition Activity Node.After N Lloyds Dairy Road to the end of the ETJ for <br /> approximately 2,000 feet is designated as Agricultural Residential. <br /> For more information on the location(s)of Orange County zoning and future land use boundaries visit <br /> https://www.orangecountync.gov/1238/Comprehensive-Land-Use. <br /> 99 US 70 Multimodal Corridor Study Existing Conditions Report <br />
