Land Use and Land Use Compatibility <br />F, Site Acquisition and Development Costs <br />The following analysis is a consideration of <br />EULISS (WEST TEN ROAD) PROPERTY <br />I. A. SITE ACREAGE AVAIL ABILITY <br />1. Public Facilities Acreage Program <br />The topography and/or enviromrrental constraints of the site cazi affect the usable and <br />functional parcel size. The potential site on West Ten Road is 3.3 acres, approximately 600' wide <br />(east-west) and 2400' deep (north-south). This is the entirety of an available site for sale. The site <br />is south of I-85/I-40, north of West Ten Road, and approximately 1,67 miles from Mt. Willing Road <br />to the east and 1.4 miles to Buckhorn Road to the west. Access would be from multiple azid <br />properly spaced access points on West Ten Road coordinated with the proposed school site.. <br />The land is relatively flat (less than 5% slope). An approximately .3-5-acre low area <br />encumber the northwest corner. The adjacent and western sixty-seven (67) acre parcel is also for <br />sale that could be combined with this property for joint use by the County, consistent with the <br />existing Schools and Land Use Councils `Memorandum Of Agreement for Providing Coordinated <br />Site and Facility Planning' adopted in .June 1999. The site is large enough to accommodate a <br />variety of parking and athletic fields, orientations and support buildings, <br />2. Joint Use Opportunities <br />This site of the 33f acres also has reasonable soil quality characteristics and low slope <br />topography. This site also has been timbered recently.. The land's dimensions are approximately <br />600' wide x 2400' deep. A portion of this parcel slopes to the southeast and may not be served <br />easily by a possible Phase I `backbone' sewer gravity system to the west of the subject primary <br />
