Gaps in some places are 3 inches wide.The house will have to be demolished. The house is a debt rather than an asset. Evidence submitted by the county representative: • A site visit was conducted on 4-28-2023. It was discovered that the structure is uninhabitable. The roof has holes in it which has caused interior damage to the ceiling.The floors are falling in and unsafe to walk on and the bathroom is not functioning.The shape of the parcel also prohibits anything from being built on the rear end of the property. After reviewing the County recommends the following changes: ■ Adding 90%additional physical depreciation. ■ Adding 20%functional obsolescence. ■ Changing the grade from an E+05 to a C. ■ Adding a -10%adjustment for the shape of the land. The proposed changes would result in a revised value of$76,400. • Property record cards indicating before and after changes and values. • Six photos of subject property. • GIS map of subject property.
