These properties are currently <br /> being respectively constructed and enhanced. The area of these <br /> properties and location in a water supply watershed will limit <br /> development potential but they could have greater development <br /> potential if examined with these surrounding publicly-owned <br /> properties. This approach could assist in resolving the impervious <br /> cover limitations and stormwater offsets needed for new <br /> development in this watershed. <br /> Regardless of scale, any residential use of the properties other <br /> than single-family residential will require rezoning through the <br /> County's process. A mid- to high-density use of these properties is <br /> consistent with the County's adopted plans and policies, provided <br /> the building has architecture consistent with the area. <br /> Zoning and No residential uses are permitted in the GC-4 zoning district. <br /> Future Land <br /> Use Information The future land use classification for this parcel does not support <br /> residential zoning districts. However, it does support NC-2, <br /> Neighborhood Commercial and CC-3, Community Commercial, <br /> which allows for single family, two family, and multi-family uses and <br /> LC-1, Local Commercial, which allows for single family and two <br /> family uses. <br /> Recombination with adjacent parcel may be necessary. <br /> Surrounding area is zoned as GC-4 (east and south) and R-1 <br /> (northeast and west). Adjacent uses include mostly residential <br /> uses. <br />
