He said the non-residential conditional district <br /> is not subject to that limit and the Planning Board felt this could subvert the direction of the <br /> Comprehensive Plan by allowing more than twenty acres of gross commercial. He said that the <br /> 4.3 acres if rezoned would not approach the threshold. <br /> Commissioner Richards said that is what is confusing her because 4.8 does not seem like <br /> it would push it over. <br /> Cy Stober said even if were included it would not cross the threshold. <br /> Commissioner Richards asked if the Planning Board thought it might. <br /> Cy Stober said it was a philosophical discussion and their recommendation to the <br /> commissioners would be that it is addressed and included in the Comprehensive Plan. <br /> Commissioner Richards asked if they are requesting that it be applied to this application <br /> or included when they update the Comprehensive Plan. <br /> Cy Stober said they would like the Board to apply that to the application. <br /> Commissioner Richards said even though it is not currently in the plan. <br /> Cy Stober said that was correct. <br /> Commissioner Fowler made a motion to open the public hearing, seconded by Vice-Chair <br /> McKee. <br />
