ORANGE COUNTY <br /> NCGG 16O -1505 i;'Ofrn r CkrrtayNA <br /> 2 <br /> 3 Commissioner Fowler asked which is correct, the 7-3 vote or the 9-3 vote as reflected in <br /> 4 the minutes. <br /> 5 Cy Stober said the 9-3 is correct. <br /> 6 Commissioner Richards referred slide #21 and asked about the green rectangle at the <br /> 7 bottom. <br /> 8 Cy Stober said that is a stormwater buffer. <br /> 9 Commissioner Richards asked for clarification on the planning board's recommendation <br /> 10 on subverting commercial uses in rural activity nodes. <br /> 11 Cy Stober referred to the radius identified on slide #20 and the gross allotment of twenty <br /> 12 acres that can be zoned commercial in that area. He said the non-residential conditional district <br /> 13 is not subject to that limit and the Planning Board felt this could subvert the direction of the <br /> 14 Comprehensive Plan by allowing more than twenty acres of gross commercial. He said that the <br /> 15 4.3 acres if rezoned would not approach the threshold. <br /> 16 Commissioner Richards said that is what is confusing her because 4.8 does not seem like <br /> 17 it would push it over. <br /> 18 Cy Stober said even if were included it would not cross the threshold. <br /> 19 Commissioner Richards asked if the Planning Board thought it might. <br /> 20 Cy Stober said it was a philosophical discussion and their recommendation to the <br /> 21 commissioners would be that it is addressed and included in the Comprehensive Plan. <br /> 22 Commissioner Richards asked if they are requesting that it be applied to this application <br /> 23 or included when they update the Comprehensive Plan. <br /> 24 Cy Stober said they would like the Board to apply that to the application. <br /> 25 Commissioner Richards said even though it is not currently in the plan. <br /> 26 Cy Stober said that was correct. <br /> 27 <br /> 28 Commissioner Fowler made a motion to open the public hearing, seconded by Vice-Chair <br /> 29 McKee. <br /> 30 <br />
