<br /> height if located at least twenty-five(25)feet from all Lot boundary lines. Provided,however, and
<br /> notwithstanding the foregoing, in order to accentuate certain architectural styles within the Project,
<br /> the Architectural Review Board, in its sole and absolute discretion, may allow the construction
<br /> and use of fencing along or near the front, side and/or rear boundary lines of certain designated
<br /> Lots within the Project. All fences and walls shall be maintained in a structurally sound and
<br /> attractive manner. No fence or wall shall be erected on any Lot until the Architectural Review
<br /> Board has given its prior written approval of the color, size, design,materials and location for such
<br /> fence or wall. The Architectural Review Board is entitled to require uniformity of fencing
<br /> material, design, color and location under the Architectural, Design and Landscape Guidelines.
<br /> Section 6. Mail and Newspaper Boxes; House Numbers
<br /> . Each Lot Owner shall use the mailbox Kiosk located at the entrance of the neighborhood for the
<br /> receiving of mail. House numbers may be displayed on the Dwelling Unit and/or at the entrance
<br /> of the home's drive only as approved by the Architectural Review Board.
<br /> Section 7. Animals

<br /> . Except for political signs and flags of the United States or State of North Carolina, which signs
<br /> and flags shall be permitted in accordance with the Planned Community Act, no sign, banner,
<br /> commercial flag, billboard or advertisement of any kind, including without limitation,
<br /> informational signs,"for sale"or"for rent"signs and those of contractors and subcontractors, shall
<br /> be displayed on any Lot except for sign(s), banners(s), flags(s), and billboard(s) approved in
<br /> advance by the Board of Directors, and by Declarant until such time as a Certificate of Occupancy
<br /> has been issued for a residence on every recorded Lot in Eden View Acres. Declarant shall be
<br /> entitled to erect and maintain signs and billboards advertising the Property, the Project or portions
<br /> of either, or for any other purpose, on any portion of the Property owned by Declarant or in the
<br /> Common Areas or Maintenance Areas. If permission is granted to any Owner to erect a sign on a
<br /> Lot, the Board of Directors (and Declarant, as long as Declarant owns any Lot or any portion of
<br /> the Property) reserve the right to restrict the size, shape, color, lettering, height, material and
<br /> location of the sign, or in the alternative, provide the Owner with a sign to be used for such
<br /> purposes. No sign shall be nailed or otherwise attached to trees.
<br /> Section 9. Temporary Structures; Structure Materials
<br /> . No residence or building of a temporary nature, including a construction trailer, shall be erected
<br /> or allowed to remain on any Lot, and no metal, fiberglass, plastic or canvas tent, barn, carport,
<br /> garage,utility building, storage building or other metal, fiberglass,plastic or canvas structure shall
<br /> be erected on any Lot or attached to any Dwelling Unit. Provided, however, nothing herein shall
<br /> prohibit Declarant or contractors authorized by Declarant from erecting or moving temporary
<br /> buildings onto Lots owned by Declarant or such authorized contractors to be used for storage, or
<br /> for construction or sales offices.
