The Site Plan is included at the end of this memo. The Eden View Acres development is planned to <br /> contain 38 single-family home lots and is expected to have a full access driveway onto Dairyland Road. The estimated <br /> opening for the proposed development is in 2024. <br /> Trip Generation <br /> The trip generation for the proposed site was prepared using the Institute of Traffic Engineers Trip Generation Manual <br /> (ITE), 111 Edition. The land use code (LUC) for Single-Family Detached Housing (LUC 210) was utilized to determine <br /> the future site trips generated by the development. For the purposes of the turn lane <br /> analysis, the traffic was distributed under the following assumptions: <br /> 25%from the north on Orange Grove Road <br /> • 10%from the south on Orange Grove Road <br /> 65%from the east on Dairyland Road <br /> Average Daily Traffic (ADT) Analysis <br /> The ADT analysis was conducted using NCDOT's Average Annual Daily Traffic (AADT) Mapping Application.
