(yes but it will be a selective process) <br /> • Lot size? (average of 2-5 acres) <br /> • Reason for Rezoning? (the Orange County UDO requires it in order for this to be a flexible <br /> subdivision which helps to save open space) <br /> • Can more houses be added after this Rezoning? (no, would have to Rezone the property again) <br /> • Will it affect existing agriculture on adjacent property? (no) <br /> • What if someone gets hurt on adjacent property. (their liability insurance should cover that) <br /> • Will there be covenants on the Open Space? (yes) <br /> • Could someone build something like a soccer field in the Open Space? (no,that would be <br /> considered a major change and would trigger another Rezoning) <br /> • Will the homeowners live in the houses? (yes,they are not speculative homes as they will be <br /> custom built and designed for each homeowner.) <br /> • Will there be "spec houses"? (no, not typically, but we do allow the opportunity for a builder to <br /> build a show home that will then be put on the market.) <br /> • What size will the houses be? (minimum of 1,500 sf) <br /> • Will this be a gated community? (no) <br /> • Can neighbors use the trails? (yes, either by individual invitation or through a blanket invitation <br /> where neighbors that were notified about the NIM would be allowed to use the trails) <br /> • View into the site? (houses will be situated among trees where possible and trees will be <br /> planted where necessary to screen houses that might be visible from the road) <br /> • Existing road off of Orange Grove to be emergency access only? (yes) <br /> o Open during construction? (no) Gated? (yes) <br /> • Are home footprints set in stone? (no) <br /> o Can homes be moved elsewhere on the lot? (5+years to buildout, unknown cost at this time) <br /> • Why is it phased? (this allows more flexibility and cost balancing during the sales and building <br /> process) <br /> o Can the start of Phase 2 be restricted so Phase 1 must be completed first? (not by the <br /> County,the developer can do this if desired) <br /> • Proximity to each other?
