Draft Ordinance, Including Proposed <br /> Conditions <br /> PURPOSE: To hold a public hearing, receive the Planning Board and staff recommendations <br /> and public comment, close the public hearing, and consider action on an applicant-initiated <br /> Zoning Atlas Amendment to rezone 190 +/- acres (PINs: 9841-52-7281, 9840-79-5091) located <br /> at 4801 and 4901 Dairyland Road, Hillsborough, within the Bingham Township of Orange <br /> County. The proposed rezoning is: <br /> FROM: AR (Agricultural Residential) <br /> TO: R-CD (Residential Conditional District) <br /> BACKGROUND: On December 8, 2022 a Conditional Zoning Atlas Amendment application <br /> was received, proposing to rezone 190+/- acres of property at 4801 and 4901 Dairyland Road, <br /> Hillsborough, in Bingham Township. Please review the Staff Report in Attachment 2 for <br /> additional information and analysis. Approval of a site-specific plan is part of the conditional <br /> district rezoning process, and the site plan and any agreed-upon conditions are binding to the <br /> development footprint permitted for the zoning district. <br />
