The Developer will notify prospective new property purchasers that this is a voluntary <br /> agriculture district. <br /> Public Notifications: In accordance with Section 2.8.7 of the UDO, notices of the Public Hearing <br /> were mailed via first class mail to property owners within 1,000 ft. of the subject parcel. These <br /> notices were mailed on April 11, 2023, 21 days before the hearing. Staff also posted the subject <br /> parcel with signs on April 11, 2023, 21 days before the hearing. See Attachment 3 for the <br /> notification materials. <br /> Planning Board Recommendation: The Planning Board reviewed the zoning atlas amendment <br /> at its April 5, 2023 regular meeting. At this meeting the Board voted unanimously to <br /> recommend approval with specific changes of the Statement of Consistency (Attachment 7) <br /> and the proposed Zoning Atlas Amendment (Attachment 8). Two conditions are being <br /> recommended by the Planning Board and the applicant offered four additional conditions after <br /> the Planning Board meeting, based upon comments made at the meeting. All conditions are <br /> accepted by the applicant and have been incorporated into the Ordinance in Attachment 8. <br /> Excerpts of the minutes from the meeting, as well as the Board's signed statement of <br /> consistency, are included in Attachment 6. Ordinance amending the Zoning Atlas, as well as imposing development conditions, <br /> for the identified parcels as contained in Attachment 8. <br /> FINANCIAL IMPACT: This request has been reviewed by various County departments which <br /> have determined that the approval of the request would not create the need for additional <br /> funding for the provision of County services.
