40 <br /> Commissioner Greene said she has had her eye on this piece of property for affordable <br /> housing. She said that she thinks that it is increasingly a good option in Hillsborough because <br /> property is going up in value all over the county. She said that one of the ways you gain tax credits <br /> as a non-profit is to show efficient use of the land and this allows them to compete. She said this <br /> could be like the CASA project in Chapel Hill. She said this property is located in town and is close <br /> to transit and jobs. <br /> Vice-Chair McKee said that "no cost to the county" should be "minimal cost." He said <br /> there is always a cost. <br /> Jay Smith said that is fair. <br /> Commissioner Richards said she likes it and this is a way for the county to participate in <br /> the housing crisis in the community. She said that this would be in addition to the safety net <br /> services the county provides. She said she saw the new Perry Place project where half the project <br /> was in Carrboro and half in Chapel Hill and this made the project work. <br /> Chair Bedford said that this site has been in discussion for several years for use in <br /> affordable housing. She said she wants to make sure that if it is used for Affordable Housing, that <br /> it is used for those at 30% AMI and below. She said they also have discussions on the Greene <br /> Tract coming up. She said that donating it to a non-profit partner might work. She said that she <br /> does not know how far back the building goes or what it could hold.
