371 <br /> • Meets the Future Land Use Classification of "Mixed Residential" Neighborhood, as <br /> defined in the Town of Hillsborough/Orange County Central Orange Coordinated <br /> Area Land Use Plan: Developments [that]... may integrate a variety of supportive <br /> commercial, public and semi-public uses and open or public space. Small <br /> developments that provide only supportive non-residential land uses in an infill <br /> arrangement serving more than 50 dwelling units in a walkable manner may also <br /> be considered. <br /> The amendment is consistent with these goals because the proposed development is <br /> consistent with existing/anticipated development within the area and the land use associated <br /> with the project is compatible with various 2030 Comprehensive Plan goals detailed above. <br /> d. The amendment is reasonable and in the public interest because <br /> 1) It furthers the goals of the adopted Comprehensive Plan and is located in an area <br /> designated on the Future Land Use Map as a "20 Year Transition Area." Such <br /> Areas have been identified as land located in areas that are in the process of <br /> changing from rural to urban in form and density. (reference pages 5-15 and F-1 <br /> of the Comprehensive Plan, and page 10-62 of the UDO); and <br /> 2) It furthers the goal of the Town of Hillsborough-Orange County Central Orange <br /> Coordinated Area Land Use Plan to "...to determine the consistency of any <br /> proposed rezoning request with the Town and County future land use visions," <br /> and is consistent with the "Mixed Residential (Neighborhood)" Future Land Use <br /> Classification description provided therein. <br /> The Planning Board hereby adopts this Statement of Consistency and the findings expressed <br /> herein and recommends the Board of County Commissioners consider adoption of the <br /> proposed Zoning Atlas Amendment. <br /> Adam Beeman, Chair Date <br />
