The site is located in the southwest quadrant of the NC 54 — White <br /> Cross intersection in Orange County, NC.As currently envisioned,the project will include approximately <br /> 11,000 square feet of general retail space.The site is proposed to be accessed via one driveway along <br /> White Cross Road. Build-out is anticipated in 2024. <br /> STUDY AREA <br /> Based on initial discussions, the following intersections are assumed to be included in the analysis: <br /> ■ NC 54—White Cross Road <br /> ■ White Cross Road—Site Driveway (proposed) <br /> ANALYSIS SCENARIOS <br /> We will analyze the weekday AM peak hour(7:00 to 9:00 AM)and PM peak hour(4:00 to 6:00 PM) of <br /> the above intersections under the following traffic conditions: <br /> ■ Existing Traffic <br /> ■ Projected (2024) No-Build Traffic <br /> ■ Projected (2024) Build-Out Traffic <br /> ■ Projected (2024) Build-out Traffic with Improvements (if necessary) <br /> ANALYSIS CONDITIONS <br /> Actual peak hour factors will be used at intersections where current conditions exceed the default 0.90 <br /> value. Right turns on red will be allowed in all scenarios where currently permitted in the field. Signal <br /> timings will be optimized in each traffic condition. <br /> BASELINE TRAFFIC <br /> New AM peak hour (7:00 — 9:00 AM) and PM peak hour (4:00 — 6:00 PM) turning movement counts <br /> will be collected at the existing intersections listed above when Orange County schools are in session. <br /> APPROVED DEVELOPMENTS <br /> No approved/pending developments will be specifically included in the analysis as background traffic. <br /> 00 Morris Street, Suite 200, Durham, NC 27701 • .: <br />
