131 <br /> Erosion and Sedimentation Control: <br /> According to current Orange County GIS imagery of the project parcel, there are no <br /> mapped stream features or other water features within the project parcel boundaries. <br /> Orange County enforces stream buffers along streams, rivers, water bodies, and other <br /> water features (e.g. wetlands) as outlined in Section 6.13 of the Orange County UDO. <br /> Based on the submitted materials for the proposed development, the project could meet <br /> the basic Erosion and Sedimentation Control requirements as outlined in Section 6.15 of <br /> the Orange County UDO and could be developed as generally proposed. <br /> Stormwater Management: <br /> The project parcel is located in the Haw River Unprotected Watershed Overlay District, <br /> and is therefore subject to compliance with the Jordan Lake Nutrient Management <br /> Strategy. There are no known Special Flood Hazard Areas (SFHAs) located on the <br /> project parcel. Based on the submitted materials for the proposed development, the <br /> project could meet the basic Stormwater Management requirements as outlined in <br /> Section 6.14 of the Orange County UDO. The project proposes the installation of one (1) <br /> permanent primary Stormwater Control Measure (SCM) to meet water quantity <br /> requirements (i.e. post-development stormwater runoff attenuation). There are no water <br /> quality requirements (i.e. post-development nutrient attenuation) currently associated <br /> with the Watershed Overlay District within which the project parcel is located. The primary <br /> SCM is currently identified as an engineered Stormwater Wetland. The Site Plan, while <br /> preliminary at this stage of Orange County review, meets applicable stormwater <br /> management requirements as outlined in Section 6.14 of the Orange County UDO and is <br /> in general conformance with the North Carolina Stormwater Design Manual (i.e. Minimum <br /> Design Criteria). <br /> Conclusion: <br /> The Division has No Objections to the approval of the rezoning request so long as a <br /> complete LDP application and supporting plans and calculations are submitted to Orange <br /> County for review, processing and approval prior to commencement of on-site Land- <br /> Disturbing Activity. As the project progresses with engineering design, additional field <br /> observations, and/or permitting by others (e.g. US Army Corps of Engineers, NC <br /> Department of Environmental Quality, NC Department of Transportation, etc.), additional <br /> buffers, setbacks, and/or additional Orange County review and permitting may apply <br /> beyond the proposed development as shown with this rezoning request. <br /> /yam 02./09 /2023 <br /> Christopher Sandt, PE Date <br /> - /C;�'/20 z3 <br /> Steve Kaltenbach Date <br /> Page 2 of 2 <br />
