Staff assessed the TIA Report <br /> based on to the approved Memorandum of Understanding (MOU). <br /> Study Area: <br /> Accurate as reported, no comment. <br /> Analysis Scenarios: <br /> Orange County Unified Development Ordinance (UDO) 6.17.5.c.2 and d.1 request average daily <br /> and average weekday respectively, not just peak hour traffic. <br /> • Sufficient — included in table 1 and Appendix <br /> Analysis Conditions: <br /> As previously requested - left turn lane on White Cross Rd into site driveway be considered. <br /> • Insufficient — results in increased delays for northbound as indicated in tables ES-2 and 6.1 <br /> o Level of Service (LOS) from D (31.6) in 2022 to LOS E (48.3) in 2024 build-out <br /> • Increasing traffic may impact adjacent property (Whitecross Mart) <br /> • Increasing freight - including delivery - in area will negatively impact safety as shown below: <br /> Figure 1:Northbound Whitecross at NC-54 <br />
