The topography <br /> is relatively flat. Other than a small clump of trees near the center of the parcel, the parcel has <br /> been cleared of vegetation (other than grass that's kept mowed) for many years. <br /> Public Water and Sewer <br /> Private well and septic systems are used in this area. The Water and Sewer Management, Planning, and <br /> Boundary Agreement (WASMPBA) does not designate this area as a Primary Service Area for water and <br /> sewer services. <br /> Proposed Project <br /> Proposed Development <br /> A conditional zoning district with "Retail Use" being the sole specific permitted use, and the layout specified <br /> provided in the submitted site-specific plan, as detailed and defined within the Unified Development <br /> Ordinance and as authorized by NCGS 160D-703. <br /> The Applicant, Glandon Forest Equity, LLC, seeks to rezone an approximately 4.83 acre parcel of land <br /> located on the southwest corner of White Cross Road and NC Highway 54 West from its current zoning of <br /> NC-2 and AR, to the Non-Residential Conditional District (NR-CD) in order to develop on the property an <br /> approximately 10,640 square foot general merchandise store stating: <br /> "The Property is located in a commercial node, as indicated on the application. There are existing <br /> commercial and retail businesses to the east, across White Cross Road, and to the north, across NC <br /> 3 <br />
