112 <br /> Kimley)>>Horn White Cross Retail—Orange County, NC <br /> 1.0 Introduction <br /> Kimley-Horn and Associates, Inc. has performed a Traffic Impact Analysis (TIA) for the <br /> proposed White Cross Retail development located in the southwest quadrant of the NC 54 — <br /> White Cross Road intersection in Orange County, North Carolina. As currently envisioned, the <br /> project will include approximately 11,000 square feet (SF) of retail space. Site access will be <br /> provided via one full-movement driveway on White Cross Road. Project build-out is anticipated <br /> in 2024. <br /> This report presents trip generation, distribution, traffic analyses, and recommendations for <br /> transportation improvements required to meet anticipated traffic demands in conjunction with the <br /> development. The traffic conditions studied include the existing traffic condition as well as the <br /> projected(2024)background and build-out traffic conditions. <br /> Orange County and NCDOT staff were consulted regarding the elements to be covered in this <br /> analysis. The approved Memorandum of Understanding is included in the Appendix. <br /> 1 <br />
