107
Kimley)>>Horn White Cross Retail—Orange County, NC
Executive Summary
Kimley-Horn and Associates, Inc. has performed a Traffic Impact Analysis (TIA) for the
proposed White Cross Retail development located in the southwest quadrant of the NC 54 —
White Cross Road intersection in Orange County, North Carolina. As currently envisioned, the
project will include approximately 11,000 square feet (SF) of retail space. Site access will be
provided via one full-movement driveway on White Cross Road. Project build-out is anticipated
in 2024.
This report presents trip generation, distribution, traffic analyses, and recommendations for
transportation improvements required to meet anticipated traffic demands in conjunction with the
development. The traffic conditions studied include the existing traffic condition as well as the
projected(2024)background and build-out traffic conditions.
As shown in Table ES-1, the proposed development has the potential to generate 31 new trips in
the AM peak hour and 83 new trips in the PM peak hour on a typical weekday.
Table ES-1
ITE Traffic Generation Vehicles
Land AM Peak Hour PM Peak Hour
Use Land Use Intensity
Cff227
de In Out In Out
Strip Retail Plaza (< 40k SF) 11,000 SF 18 13 41 42
Capacity analyses were performed using Synchro Version 11 software.
