11 <br />Assessments <br />1 - 3 <br />Months <br />Whether it’s pavement, storm water, or bridges, this is where <br />the project becomes more real, and costs become more evident. <br />Previous decisions are developed and additional ones are made to <br />enhance the design. Budgetary estimates can be evaluated to direct <br />us to the final outcome. <br />From here, field conditions are identified and a picture of your <br />assets begins to come into focus. <br />Performing field assessments and documenting our findings provides us with the intel we need to create a plan for repairs and repaving that best fits the County’s needs. <br />Construction Documents (100%) <br />3 <br />Months <br />No different than previously, the line between these phases is blurred. While this phase takes us <br />from assessment to documentation, that process begins from the beginning. As ideas become <br />apparent and repair decisions are made, details are generated. This phase is the culmination of <br />that process and explicating documentation to provide an instruction manual to convert your <br />vision into reality. <br />1 <br />Month <br />PHASE 3 – CONSTRUCTION SERVICES <br />Contractor Solicitation and Bidding Assistance <br />While we may be able to analyze pavement defects and provide recommended treatments as <br />engineers and contract administrators, we cannot complete the project alone. <br />It is an extension of us and ultimately, you as the client. Working with contractors daily, we <br />appreciate the importance they bring to the table and understand how to properly reach out to <br />qualified individuals to execute the project successfully. Communication is key, so being able <br />to speak their language assists in getting them to understand the design in order to provide a <br />comprehensive construction cost. This starts at documentation and is followed up with Prebid <br />meetings to convey project expectations. <br />As bids come in and are opened, review of the documentation is critical. Each contractor will <br />provide their specific iteration to the design package. We will disseminate the information and <br />clarify all differences in a unified format. This will allow you to evaluate each bid and compare <br />apples to apples. Extending the partnership with contractors makes a construction project <br />run smoothly. While issues always occur, being able to recognize them before they become <br />magnified is critical to ensuring the project runs successfully on time and within budget. <br />We rely on construction partners to take your vision with the design and construct it.
