Map Showing Overlap Alan Dorman, Assistant Director of Asset <br /> Management Services, 919-245- <br /> 2627 <br /> Steven Arndt, Director of Asset <br /> Management Services, 919-245- <br /> 2658 <br /> PURPOSE: To approve a proposed correction to the deed for EMS Efland Station, PIN <br /> #9844788137, and authorize the County Attorney to prepare the necessary documents to record <br /> the correction. <br /> BACKGROUND: The EMS Efland Station site comprises several parcels of property the County <br /> purchased to build the station. In preparing to combine the parcels into one property, an error was <br /> noted in the deed for PIN #9844788137, showing an overlap with an adjacent property, PIN <br /> #9844776873. The site map (Attachment 1) shows the area of overlap highlighted in red, <br /> constituting 2,774 square feet of land. As this portion of the property has no material effect on <br /> the project, staff's recommendation is to record a corrected deed to the benefit of the other <br /> property owner by adjusting the property lines on the County's parcel and eliminating the overlap. <br /> Once the corrected deed has been corrected, a recombination of the remaining County parcels <br /> can move forward. <br /> FINANCIAL IMPACT: The only financial impact of this correction is the small recording fee for <br /> the new deed and the surveyor's cost. <br /> SOCIAL JUSTICE IMPACT: There are no Orange County Social Justice Goal impacts <br /> associated with this item. <br /> ENVIRONMENTAL IMPACT: There are no Orange County Environmental Responsibility Goal <br /> impacts associated with this item. <br /> RECOMMENDATION(S): The Manager recommends that the Board approve the correction to <br /> the Deed for PIN #9844788137 and authorize the County Attorney to prepare the documents <br /> necessary to record the correction. <br />
