Community Home Trust <br />Work Plan <br />FY 2022-2023 <br /> <br />Increase and preserve housing inventory <br />Action Expected Outcome <br /> <br />Assist homeowners with reselling their homes Sell 15 homes to qualified buyers <br />Provide property management services for <br />HOA. This ensures our homes are well <br />maintained and dues are kept at an affordable <br />rate. <br />Continue to provide services to 4 developments <br />(71 homes). <br />Identify opportunities to purchase and/or <br />rehab for ownership. Partner with the local <br />governments and other agencies to locate <br />possible projects to convert to affordable <br />housing. <br />Investigate at least 2 properties for feasibility of <br />purchase and rehab. This includes evaluating <br />repairs needed, acquisition costs, affordability, <br />and available subsidy. <br />Continue to administer the master leasing <br />program. This involves screening tenants, <br />collecting rent, working with landlords, and <br />executing leases. We will also look at the <br />feasibility of expanding the program to serve <br />more individuals. <br />Funding to extend the program has been <br />approved. We are working with Orange County <br />and Glen Lennox to provide housing to 5-8 <br />participants. <br />Work with the Bridgepoint developers to <br />market and sell new homes <br />We are expecting to sell 3-5 new homes in the <br />Bridgepoint development in FY22-23 <br />Work with the 1100 Columbia developers to <br />market and sell new condominiums. <br />We are expecting to sell 5-8 new condominiums <br />in FY22-23. <br />Process stewardship applications to help <br />homeowners with vendor relations and <br />maintenance needs <br />Process 15 stewardship applications for HVAC <br />replacement, flooring, and hot water heater <br />replacement. <br />Work with Legion Road homeowners to <br />weatherize crawl spaces and repair decking <br />Assist the HOA to obtain funding to weatherize all <br />14 townhomes and repair decking. <br />Begin vertical construction at Homestead <br />Gardens for 27 townhomes, 3 with ADU’s for <br />households at or below 50% AMI <br />CHT staff will meet all timelines and deadlines to <br />move the project forward. <br />Work with Taft Mills to develop the Jay Street <br />property <br />CHT will learn from the expertise of the Taft Mills <br />staff, work with lawyers to create a functioning <br />partnership, and provide expertise related to <br />affordable housing and neighborhood <br />engagement <br />Provide property management services to 4 <br />units owned by the Shared Visions Foundation <br />and used as affordable housing <br />4 tenants earning under 60% AMI will be <br />provided affordable housing.
