While a single <br /> property, it is functionally subdivided by NC Hwy 86 into a +/-34-acre parcel to the northeast and <br /> a +/-20-acre parcel to the southwest. The applicant is requesting a rezoning to NR-CD (Non- <br /> Residential Conditional District) for a +/-7.05-acre area at the intersection of NC Hwy 86 North <br /> and NC 49 on the southern parcel. The applicant has indicated that their interest is to use the <br /> property for a retail use, as defined by the Orange County UDO. <br /> The parcel is located within the Commercial Transition Activity Node (CTAN) as defined within the <br /> adopted 2030 Orange County Comprehensive Plan.
