Existing Conditions/Physical Features: The parcel currently <br /> has no structures but in past years was a commercial <br /> landscaping business. The applicant submitted the required application and <br /> documents on July 5, 2022. A Neighborhood Information Meeting was held on <br /> September 13, 2022 at 4:00 at the Orange County Public Library. <br /> • SECOND ACTION — The Planning Board reviews the application at a regular meeting <br /> and makes a recommendation to the BOCC. <br /> STAFF COMMENT. The Planning Board will begin its review on October 5, 2022. <br /> • THIRD ACTION — The BOCC receives the Planning Board recommendation, holds an <br /> advertised public hearing, and potentially makes a decision after the hearing (either <br /> the evening of the hearing or at a subsequent BOCC meeting). <br /> STAFF COMMENT: Earliest public hearing date is November 1, 2022. <br /> Conditional District Rezoning: A conditional zoning district with the sole specific permitted retail <br /> use, as detailed and defined within the Unified Development Ordinance and as authorized by <br /> NCGS 160D-703.
