Staff also posted the subject parcel with signs indicating the <br /> date/time of the Public Hearing on the rezoning request on August 23, 2022. One member of the public attended the Planning Board meeting and spoke against <br /> the rezoning. The proposal is consistent with goals/objectives outlined within the Comprehensive Plan <br /> concerning development, including: <br /> a. Land Use Goal 3: A variety of land uses that are coordinated within a program <br /> and pattern that limits sprawl, preserves community and rural character, minimizes <br /> land use conflicts, supported by an efficient and balanced transportation system. <br /> b. Economic Development Objective ED-2.1 of the 2030 Comprehensive Plan: <br /> Encourage compact and higher density development in areas served by water and <br /> sewer. <br /> 2. The proposal is consistent with the appropriate and allowed zoning districts for the <br /> Commercial-Industrial Transition Activity Node (CITAN), as shown in the Land Use and <br /> Zoning Matrix contained in Appendix F of the Comprehensive Plan. <br /> 3.
