The appellants are appealing the value of property located at 7725 <br /> Rogers Road, Chapel Hill. The current Orange County assessed value is$112,100. A list of evidence <br /> follows: <br /> APPELLANT COUNTY <br /> 9870445124 Appeal 9870445124 County <br /> Cyle Anderson presented evidence submitted by the appellant and represented the County. The appellants <br /> opinion of value is $55,400 based on the property being declared a wet land by the government. The <br /> Appellant was unable to provide any evidence to support this claim. <br /> The property was physically inspected by the County on November 1,2021. The front of the property is <br /> inaccessible to the owners due to a fence installed by the town as seen in County evidence provided.A <br /> stream runs through the middle of the property that would have buffers on each side, further restricting <br /> development. After review, the County recommends increasing the land adjustment from-35%to -70% <br /> for an easement, access,topography and low land. After this land adjustment,the County recommends a <br /> revised assessment of$52,800. <br /> The Board reviewed all documents and information provided by the appellant and the County.After <br /> deliberation and review,Mr. Beattie made a motion to accept the County's revised value assessment of <br /> $52,800. Mrs.Levine seconded the motion and the motion carried. <br /> Yes: 3 <br /> Noes: 0 <br /> Having heard all of the appeals scheduled on this date,Mr. Beattie made a motion to adjourn this meeting <br /> at 1:25 PM.
