C. SITE PLANNING ATTRIBUTES -~g <br />a. Reduce parking lot size and its associated impervious area by reducing <br />the parking standards (from school construction standards) by 35% of <br />original standard. Construct parking space number based on current <br />phase for students (174) and buildout for teacher/visitor (80) (Total 254 - <br />Phase 9j 86 additional at 1200 capacity buildout),. <br />b. Consider an overflow parking aisle area of semi-pervious material. <br />III. CQMMUNITY AWARENESS <br />A. Nost a community forum to discuss the school planning process and the possible <br />changes to the neighborhood pedestrian, bicycling and traffic systems. <br />B. Produce brochures through Parent/Teacher Qrganizafions and other school/parent <br />groups to improve awareness of air quality and environment. <br />IV. MIXED USES <br />The compatibility and functional relationship of a school in an area can be an indication of the <br />smart growth 'fit' of a project. Compatibility represents a condition in which land uses can co- <br />exist in relative proximity to each other in a stable fashion over time such that na use or <br />condition is unduly negatively impacted directly or indirectly. Mixing land uses such as a minor <br />office/retail (including restaurants) element in the area to capture potential off-site school and <br />neighborhood traffic would create beneficial synergy. <br />Complementary to compatibility issues are functional relationships that represent a <br />complementary and interactive relationship among land uses or development that include <br />substantial and positive exchange of human interaction, goods, resources, institutions, <br />services and jobs between land uses. <br />A.
