Due to subsequent changes in the occupant mix and associated space <br /> allocations within the facility, an amendment was created and approved in March 2020 to reflect <br /> these changes (Attachment 2). <br /> An Elements of Value table contained in the First Amendment to the Development Agreement <br /> provided a detailed cost estimate for the project and a ratio for allocating costs between the two <br /> parties. The ratio was derived from the assigned square feet (ASF) of space of each party <br /> compared to the total assigned square feet of the project. This ratio was designed to allocate <br /> costs for shared spaces and for Design and CMAR fees. The allocation ratios provided in the <br /> table are as follows: <br /> Government Entity Allocation Ratio <br /> Town of Carrboro 44% <br /> Orange Count 56% <br /> As a result of modifications and cuts to the project that occurred during the design process, the <br /> assigned square foot basis for the allocation ratios also changed.
