ORANGE COUNTY 230923-1 <br /> <br />Emergency Management Warehouse Building Dehumidification Extension of Existing Direct Digital <br /> Control System for HVAC <br /> <br />SECTION 230923 – EXTENSION OF EXISTING DIRECT DIGITAL CONTROL SYSTEM FOR HVAC 1 <br /> 2 <br />PART 1 - GENERAL 3 <br /> 4 <br /> 5 <br />RELATED DOCUMENTS 6 <br /> 7 <br />Drawings and general provisions of Contract, including General and Supplementary Conditions and Division-1 8 <br />Specification sections, apply to the work of this section. 9 <br /> 10 <br />Section 230913, which specifies the requirements for sensors, devices, actuators, and final control elements 11 <br />utilized by the DDC system. 12 <br /> 13 <br />Section 230924, which specifies the requirements for original equipment manufacturer (OEM) controllers/ 14 <br />gateways provided under Division 23. 15 <br /> 16 <br /> 17 <br />QUALITY ASSURANCE 18 <br /> 19 <br />Single Source Responsibility of Supplier: The controls system sub-contractor shall be responsible for the 20 <br />complete installation and proper operation of the control system. The sub-contractor shall be in the regular and 21 <br />customary business of design, installation and service of computer-based building environmental control systems 22 <br />similar in size and complexity to the system specified. The sub-contractor shall be the manufacturer of the 23 <br />primary DDC system components or shall have been the authorized representative for the primary DDC 24 <br />components manufacturer for at least 5 years. The sub-contractor must be licensed as an “unlimited electrical 25 <br />contractor” in the state in which the Project is constructed, shall have a factory-certified trainer on staff, and 26 <br />provide 5 day per week local technical support. Submit documentation of these sub-contractor 27 <br />qualifications to the A-E for review. 28 <br /> 29 <br />Equipment and Materials: Equipment and materials shall be cataloged products of manufacturers regularly 30 <br />engaged in production and installation of HVAC control systems. Products shall be manufacturer's latest 31 <br />standard design and have been tested and proven in actual use. 32 <br /> 33 <br /> 34 <br />GUARANTEE PERIOD SERVICES 35 <br /> 36 <br />Maintenance of Control Hardware: The Contractor shall inspect, repair, replace, adjust, and calibrate, as 37 <br />required, the file server/workstation(s), associated peripheral equipment, and control units. The Contractor shall 38 <br />then furnish a report describing the status of the equipment, problem areas (if any) noticed during service work, 39 <br />and description of the corrective actions taken. The report shall clearly certify that all software is functioning 40 <br />correctly. 41 <br /> 42 <br />Maintenance of Control Software: The Contractor shall maintain all software. In addition, all factory or sub-43 <br />vendor upgrades to software shall be added to the systems, when they become available, at no additional cost to 44 <br />the Owner. 45 <br /> 46 <br />Service Period: Routine system service shall be provided on a monthly basis for the first six (6) months of the 47 <br />guarantee period and at least every three months during the second six (6) months. Calls for service by the 48 <br />Owner shall be honored within 24 hours and are not to be considered as part of routine maintenance. 49 <br /> 50 <br />Service Documentation: A copy of the service report associated with each routine service visit or Owner-initiated 51 <br />service call shall be provided to the Owner and the A-E with 10 days after the date of each service call. 52 <br /> 53 <br /> 54 <br />SUBMITTALS 55 <br /> 56 <br />General: Submittals shall demonstrate compliance with technical requirements by reference to each subsection 57 <br />of this specification. Where a submitted item does not comply fully with each and every requirement of the 58 <br />Specifications, the submittal shall clearly indicate such deviations. Identification requirements for non-complying 59 <br />features of items are very specific.
