Benedict, AICP, Director <br /> Current Planning131 West Margaret Lane <br /> ORANGE COUNTY <br /> (919) 245-2675 ORTLINA P O Box 8181 <br /> NH CARO <br /> (919) 644-3002 (FAX) Hillsborough, <br /> www.co.orange.nc.us North Carolina, 27278 <br /> urr 1 <br /> STREAM BUFFER USE AUTHORIZATION CERTIFICATE: <br /> In accordance with: <br /> • Article 2 Procedures, <br /> • Section 2.15 Applications -Major Subdivisions, <br /> • Section 2.20 Stream Buffer Use Authorization Certificate, <br /> • Section 6.13 Stream Buffers, <br /> • Section 6.21 Flood Regulations, and <br /> • Article 7 Subdivisions <br /> of the Orange County Unified Development Ordinance (hereafter `the UDO'), this permit herby <br /> authorizes disturbance of identified stream and floodplain buffers consistent with a previously approved <br /> Major Subdivision, specifically The Lodges of Chapel Hill, further described as follows: <br /> A 12-lot single-family residential subdivision located on 2 parcels of property totaling <br /> 43.83 acres, further identified utilizing Orange County Parcel Identification Numbers <br /> (PINS) 9777110563 and 9777029266, off of Damascus Church Road within the Chapel <br /> Hill Township of the County. The project shall be served by a single public road, <br /> referred to as Lodge Trail, extending approximately 4,000 ft. from Damascus Church <br /> Road. The proposed roadway shall be located within a 60 ft. wide easement and shall be <br /> constructed in accordance with applicable NC Department of Transportation public road <br /> standards. Approximately 14.6 acres of land area (33%) associated with the project is to <br /> be preserved as common open space owned by a local home owners association. <br /> Development the public roadway shall involve crossing of a stream and identified special <br /> flood hazard areas. <br /> i <br /> (hereafter `the project'). <br /> Broyhill Wiles Building and Developing INC. and their engineers, MacConnell & Associates, PC <br /> (hereafter `the applicants') have submitted applications proposing the extension of the proposed roadway, j <br /> which will extend across a water feature, specifically West Price Creek, located within the project.
